01 / THE POSSIBILITIES

Brooklyn character.
Room for your vision.

A generous footprint changes the shot.

Beyond the familiar long, narrow brownstone layout, this carriage house opens up a broader canvas. High ceilings, north-facing street windows and south-facing garden glazing bring depth, character, and natural-light options to your frame.

01

Dress it your way.

Extensive built-in shelving, a restrained palette, and removable furniture support transformations from a lived-in home to a creative workplace. Selected house furniture is available for an additional fee.

02

Follow the camera.

Two generous arches connect the living room and kitchen, with the garden just beyond. Plan layered compositions and movement between interior and exterior settings.

03

Bring production closer.

Direct street-level access simplifies the arrival. Three upstairs bedrooms and two bathrooms can be added for talent holding, wardrobe, or green rooms, subject to an agreed use plan.

ONE ADDRESS. MULTIPLE LOOKS.

From first take
to garden scene.

Shoot a kitchen scene, reset the main room, or take the action outside. The private garden and street-facing patio offer additional visual possibilities within one location.

Neighboring driveway or garage access may be explored by request. Separate owner permission, availability, fees, and any required permits apply.

Booking terms & proposed commercial policies +

These are proposed guide policies, subject to the signed location agreement and written quote. A website inquiry does not create a booking or permission to enter.

Confirmation & payment. Dates are confirmed only after a signed agreement, 50% booking payment, and agreed security deposit are received. Balance and approved insurance documents are due no later than five business days before access; short-notice bookings require payment and documents before access. No automatic holds.

Cancellation & postponement. Proposed cancellation charges: more than 14 calendar days before access, 25% of contracted location fees; 7–14 days, 50%; fewer than 7 days, 100%. Credit payments already received against the charge. Approved, nonrecoverable third-party expenses are additional and itemized; unused security deposits are refundable less agreed deductions. Postponements and weather arrangements must be agreed in writing. Force majeure, owner cancellation, refunds, and dispute terms will be addressed in the signed agreement.

Scope & overages. Only rooms, headcount, activities, hours, and vendors approved in writing are permitted. Overtime follows the published formula unless the contract specifies otherwise and is not guaranteed. Furniture, prep, strike, holding, restoration, family relocation, utilities beyond agreed use, and third-party spaces require written pricing where applicable.

Care & restoration. Production supplies approved floor protection and insured movers, documents condition at handover, and restores all furniture, finishes, and spaces. No drilling, painting, fixing, rigging, open flames, smoke effects, hazardous activity, animals, or structural changes without written authorization and applicable approvals. Production reports incidents promptly and pays documented production-caused damage and agreed additional cleaning. Proposed security-deposit reconciliation is within 15 business days of final inspection, with itemized deductions; unresolved claims are handled under the agreement.

Insurance, responsibility & permissions. Production and operating vendors must provide evidence of appropriate insurance before access; required limits, insured parties, endorsements, workers’ compensation, equipment, auto, and other coverage are specified for the project by the owner and insurance adviser. A certificate alone is not a substitute for required policy endorsements. Contractual allocation of liability, indemnities, releases, and filming rights is set out in the signed agreement. Production obtains applicable permits and third-party permissions. Neighbor property, public sidewalks, street parking, and exclusive curb access are not included.
